I was thinking of buying a foreclosure or sheriff sale property. Does anyone have any advice?

I am currently in the state of Pennsylvania and am looking for an investment property either here or in New Jersey. I understand that I would have to put work into most of these properties but I wanted to know if I bid on a property at a sheriff's sale do I have to have all of the money at the time of the sale or can I pay a percentage down and pay a mortgage on the rest? For a sheriff's sale the property has to be paid in full. It would be next to impossible to mortgage a sheriff's sale property as the reason for the sale is usually due to an unpaid lien on the property. While the lien would be expunged after the sale there may be additional interests (other liens) on the property. You must perform your due diligence prior to purchase. Anyone still residing at the property would be your responsibility to deal with (serving eviction notices). Most of these properties are undesirable investments although if you are willing to put the work into finding a property and performing the research it may be possible to find something that would provide positive returns down the line.I was thinking of buying a foreclosure or sheriff sale property. I once had a customer that did this for a living. Typically he only had to have a deposit to put down. Just do your homework. If there are any liens on the property you will be responsible for paying them.
The best thing you can do to protect yourself is have a Title search done. You could end up buying more than what you bargained for.

Yes do your homework and make sure the property comes without strings attached. Learn basic things about houses like how to tell if it needs repairs or what kind of things to watch out for. Most foreclosure sales have no warranty or guarantees whatsoever so you have to learn how to do research yourself. Talk to a realtor before you go into this business!

    I'm a male teen who's looking to gain lean muscle mass while losing weight. I give each muscle a day and work out about 4 times a week. I've been doing about 15 minutes cardio at the beginning of each workout followed by 30-50 minutes of weight lifting, but I've been advised to save the cardio for after the weight lifting since my energy reserves will have depleted by then.

    There's two basic routs you can take; online or local.





    If you want to try and sell things online you'll need to set up an account with EBay or Etsy.com, scan or photograph his work and post it up there. You might reach a wider audience with this method, but you'll have to deal with shipping and whatnot, which isn't usually an issue if you're selling locally.





    To go the local route, check out bulletin boards at any local collages with art programs, there should be postings about any upcoming shows/art fairs/etc. You could try locally owned restaurants and cafes, a lot of them will display works by local artists.Advice for an artist seeking to sell work?
    Before you spend a lot of money on fees and booths, test sell items on zazzle.com or ebay and see what people want and how much they are willing to pay. then make more of them and sell them at the booths, take names of interested parties and create community of people to sell new works to. finally he will be too busy to take new customers and increase the price of his works.





    Also maintain a copyright for your use so you can sell high res images of the works for your stock photography business. Sell it over and over!

    Advice for a gay man new to the dating scene?

    I don't blame your boyfriend for not liking artificial sweeteners. A lot of them have an off taste, and some were originally developed as pesticides- something the companies that use the stuff won't tell you.





    You could keep unsweetened drinks around, and keep sugar for him to add to them.





    Otherwise, lead by example. Because it's pretty clear that your boyfriend isn't thinking about you when he does this.

    Just because your boyfriend eats it doesn't mean you have to. i was on a diet for a while where i was avoiding carbs but my husband loves pasta. I would make pasta for him and i would make myself something else. It was a lot of work. Usually sugar is in ready to eat foods so it is not like it is in the dinner that you cook and both share. You won't be able to get him to stop eating sugar unless he wants to like he wants to lose weight or something.

    You should try talking to him, and explain how his eating sugar isn't good for you. If he cares about you he will be sensitive and watch what he eats around you.


    If he comes over to your house make sure you don't have sugar just laying around.


    As for him quitting all the sugar, the only way is for him to want to.


    You can try and force him but the only truly successful way is for him to want to quite. Let him read info about diabetes and other sugar related diseases, this might scar him into cutting down.

    My there are some pretty harsh comments regarding your interest in a Reiki practice. I am sorry that you didn't receive anything positive thus far.





    First of all, Reiki isn't a cure all for every ailment or disease. It is kind loving compassionate hands on or hands off treatment. It helps with all sorts of pain of mind, body and spirit.





    You cannot diagnose or treat a disease but you can give healing to that person who is suffering.





    I became a Reiki Master/Teacher after 3 years of reading, classes and treatments. I had my first treatment in 2006. My life was upside down, I had chronic pain and continual health issues.





    If you have not been taught the hand positions, ethics or had the attunements, I encourage you to find someone that you feel comfortable with and learn from them.





    If you are already practicing Reiki then all you need is a sensible business plan, some equipment and good intentions.





    Reiki is completely portable so you don't need a lot of supplies or space. It can be done anywhere.





    There are numerous sites that are not reliable and are hoaxes just to get money out of you. Please use caution when surfing the internet and visiting those sites that are not reliable. Some of the information is also incorrect and are not worth your time and effort.





    I am surprised that a nurse didn't offer any advice about Reiki. Another healing source is Healing Touch which is taught and used in hospitals. Healing Touch is a similar healing modality without the attunment process.





    The attunment is a spiritual process which is no different than having an initiation from any spiritual organization. It is not a religious ceremony because it is not a religion.

Much to my surprise, I was penalized for violating the terms, and points were taken from me. Why? I appealed, and lost. Why? Don't the terms say that posting about criminal behavior is against the rules. In my answer, I was straightforward, but not abusive, mean or rude.     As a hairstylist, i've seen many at home colors gone wrong...in fact i had a client the other day who was trying to do this very thing..go a couple shades lighter for spring. Have you colored your hair before? Is your hair past your chin? If so, you probably won't get even results on your own. My best advice (and trust me, this could save you tons of money in the long run) ask a few people around you where they get their hair done-the people's hair you like, and if possible, close to your same texture and desired color- and book an appointment for a partial highlight. make sure to bring in some pictures or examples of the color you would prefer. a few highlights can make a huge impact on how you look and feel, but it doesnt have to make a huge dent in your wallet. The only time i would recommend an at home color would be when you just want to change the tone of your color (like brown to red) and i would ONLY recommend doing a semi-permanent color!Advice on getting the right color dye for my hair?
    If you have ever dyed your hair before the only way to go lighter is to bleach, which exposes the undertones of the hair (orange is the undertone for brown). Color cannot lift color, so bleach it your only option, sorry. You will then have to tone it the shade that you want, but you'll need to get an ash (cool toned) brown to combat the orange.
    I would say to go into a hairdresser to get that done, its to risky

    I moved to a new area and spent 2 years subbing. My resume couldn't have been any better and I had applications out everywhere.





    After subbing I got to know the teachers and principal. Low and behold, when a position came up in the summer, one of the teachers I had subbed for tipped me off and told me to call the school. I got the job and I'm in my third year teaching.

    Hi I am struggling to get help for my disabled son (registered at highest rate for care and mobility) but GP refuses to talk to me because he is now 17 despite letters of authority. He needs medical referral to support his joints but Im being mucked around by NHS and Soc serv (we do not have a social worker) and there seem to be no charities in this area that can help. My son needs an electric wheelchair and suffers daily joint dislocations (he has a condition called DAMP - includes severe dyspraxia and ASD) and very vulnerable to falls which leave him hospitalised. Ive tried Nat autistic society, Asperger's Norfolk and various carers groups but noone can help. Variety Club refused wheelchair funding as it is too specialised, am applying to Whizzkids but need help now. Any advice? Nessie (Are there any advocacy groups in Norfolk?     You can get soft material bras for young girls and the best thing to do is to go to Marks and Spencers and ask advice from an older lady in the underwear section. They are very good there.
    I started wearing a sports bra when i was twelve and as they developed no i am 13 and i wear a proper bra. i think its time because you dont want her breasts to be hanging down and they might already be developing. take her to a good store to get it measured or probably ask an aunt or any lady cousin to help out.

    As a mother of four daughters, I bought them a bra when they started to develop. The type is whatever she prefers, possibly a sports bra or a training bra. She may need to be measured at the store by the fitting room attendant.
    Bring her to any store even Walmart or a Lingerie Store and have them mesure her, and they will tell you what size she is. She should of started wearing a sports bra a couple years back but go an dget her a few bras !

    Personally, I believe them for the most part, only because they have no emotional investment in their advice and that makes them more objective and logical. When you are emotionally invested in a decision, you are usually not going to think as logically as you otherwise could, therefore we seek advice of those who have no stake in the matter.





    Like, for example, if you are heartbroken and you are trying to make a decision about a relationship while in that state, it is like trying to arm wrestle when your arm is broken. It makes no sense, so you seek advice from someone that is not hurt, as the advice is probably more rational.Why do we believe what we read in books on relationship advice?
    Well, some of what they say is true and we know it but we just don't acknowledge that we know it. It's only when we read it that we say, Oh that is so true. I believe them to a certain degree and hey they don't always work cause every relationship is different. You can't apply the same rule they give you for all relationships.
    First, I think we read books on relationship advice because it's more of a diy kinda thing, more independent. People tend to do things more easily if their the ones in control - versus if people went to see a counselor or something, it's a feeling that you're not in so much control.





    Well, if it's the author's field of work, then they do have the authority. Other authors are either really trying to help through experience or just their opinion - OR they're just trying to sound good %26amp; get people to buy their books.





    I think if you're seeking relationship advice through books, first: check the author's credentials; and second: read plenty of books, that way you'll pretty much see a common thread of advice. Obviously, if they're all saying pretty much the same thing, AND it makes sense to you - then go for it.





    I always approach books %26amp; any information - I was taught to always question things, no matter what they are. You can't really go wrong there.
    I agree! I always check the credentials of these so called experts before reading their books. So many of them are single! Some of them write good sense but only those who are successful in their own relationship. I love Leil Lowndes (sorry I think I spelled that wrong) anyone who has read her stuff will know ho I mean.     At 23 years old you do not want to invest in a 5% return like savings or money market. That is for us old folks.





    The higher returns are with higher ';risk'; investments. These are investments that will go up and down in value. The trick is that since you will not need the money, it doesn't make any difference that it goes down since it has always gone back up over time.





    Find some good mutual funds like Vanguard Energy Fund. Look at the Vanguard and Fidelity web sites. Explore the different funds.





    Once you pick your funds, you will want to contribute every payday regardless of what the market is doing. When it is up, you are feeling good about making money. When it is down, you are buying more for your money since the fund will be cheaper. It is a win-win situation. This method of investing is called dollar cost averaging.





    If at all possible, have your employer send the money directly to your mutual fund account. That way you will never see it so less tempted to spend it.

    If it's about more than just fun trip, take in some learning 'mini' vacations like Mexican pottery or cooking classes or volunteer at a commmunity programme.


    Also, remember to check the weather reports from time to time as the hurricane season is in full swing. Mexico can get a hit from both Pacific Hurricane events and the Atlantic hurricane events. And you will need to hunker down or move - with your longer spell, you can make that choice.
    Well, Dont make your bag so full you cant fit anything and than your suit case is going to ripp... make sure you dont do that, In the mean time go ahead and get about 2 weeks worth of shirts and pants.





    When you are done wearing your 2 weeks of clothes find a washing machine and deposit some pasos... if you cant find those go to the front counter and they should have them.

    Try the Venetian and Bellagio. The rates have dropped drastically to probably less that what you use to pay at Mandalay Bay.     We've stayed at Caesars and Venetian, and had two sinks in our bathrooms there. The Venetian had a flatscreen TV in the bathroom, as well as a separate lighted vanity area.

    I would highly suggest getting a front load washer. It will save you money on water and detergent. Make sure you look for front load detergent because it will require much less than typical detergent. 3.5 cu is large enough for a full size comforter, you would have to ask a salesman about a queen size.





    It is better for your clothes because it doesn't agitate in the normal sense, it simply spins your clothes around.





    Maytag seems to build the best washers and dryers. I would also suggest a Frigidaire set, slightly cheaper and almost as good quality.Does anyone have advice on front load wash machines?
    The front loaders are awesome. You only use about 1 to 2 tablespoons of regular soap. I received a rebate on them because of the energy efficiency of them, Please do your Homework and make sure Maytag is really what you want. I spent a fortune on my Maytags and gave them away due to a horrible mold problem and Maytag refused to warranty it. Found out later numerous complaints on the internet with the same problem. I bought Kenmore (Sears) brand, and I love them. Never a moments problem, and they work so well!!!
    I like the front load because you don't have the tube in the middle like top loaders. Clothes and straps get wrapped around that and sometimes ruin the clothes. Also, when the clothes are wet and have to be removed from top loader, you are pulling on your clothes and stretching them.     Anyone who has bought a new washing machine, would, at some stage have to had picked between a front and top load washer. Some people will swear a top load is the way to go, however there are others who will chant just as hard for the front load.





    Top Load Washers








    The top load washer has been the market leader in terms of washing machines for many years. They are common in many households, and have been the first choice for many people purchasing a washing machine.





    The top load is great for anyone who doesn鈥檛 have much time; one main advantage is that it is much quicker to wash your clothes. Your cycle will generally be finished much quicker than if it was done in a front load washer. The front load uses up to 60% less water and up to 68% less energy than conventional top loading machines, saving you on those electricity bills. As well as the water conservation front loads are much gentler on your clothes. The main reasons for this are because they have a drum with no agitator, and your clothes will not get caught and stretch.





    While front loaders hit the lead with their water conservation, they fall back again with their longer wash cycles. There are models out these days with quick wash cycles; however this is only effective with lightly soiled fabrics like sheets, as heavily soiled loads will not clean properly.





    The Final Verdict





    So, here is the question you have been waiting for, which one really dominates? In my opinion, I have to lean towards the front load washer. I think water conservation is a big thing, and if everyone had a front load, a lot less water would be wasted washing clothes. This coupled with the fact that it is much gentler on my clothes, is enough to push me over the edge. Go the front load.

    I cant live without a front loader, have lived in UK all my life and front loaders are the norm, when I moved to Canada, I had a top loader for a while and hated it, I went and bought a front loader, they are fantastic, I think. They get clothes cleaner and I feel less wringkled

    For the blue screw: Normally use the right size torx or phillips screwdriver. Although if its stripped and destroyed: Use a tube of screwgrab and dab a bit on the tips of some long nose pilers. Grip the blue screw firmly and turn it slowly. It should work.





    For the small harddrive screws: use a 1ptx150mm screwdriver and turn it.





    Drilling should be used if ALL else fails. (Not recommended).





    When you put the screws back on, tighten it by HAND so that you'd never have to go through this difficulty again when upgrading with another harddrive!Anyone have any advice for getting the ps3 hard drive out? Ive destroyed the thread in the screw?
    Take a drill bit just a hair smaller then the screw then start drill slowly only about 4 mm then take some needle nose pliers and grab the screww bending the sides of thescrew in a hair then either try to turn it or keep crushing the screw with the pliers and force it out.

    The tried and true method is to order a new car price report from consumer reports. They cost around $16, and will save you thousands. It gives you the actual price the dealer paid for the car from the factory, and will also show you all rebates available, even the hidden manufacturer to dealer ones. All these help you negotiate your price UP from what the dealer paid, not DOWN from some imaginary number called an ';invoice'; number, or ';MSRP';.I'm buying my first truck in the next two weeks any advice?
    First off, if it's your first time, try bringing someone, preferably a guy who knows a little about cars with you.


    It's mostly to try to keep the dealers from thinking your easy bait, or easier to trick into buying something higher priced, with the idea you don't know much. =/

Have someone that you trust go with you to help and advise you, and most of all treat people the way you want to be treated, reading some of the advice you got above it the wrong way to go about doing business, tell them you'll do this or you'll walk, don't tell them what you can really pay, call me in 24 hours or ill go somewhere else, all poor advice. If you were at work and people came in and started to threaten you, lie to you and push you around, then they will do the same thing to you, but if you act like a human being you will be treated like one. there is common ground, you want to purchase a vehicle and they want to sell you one. If you tell them your wants and needs and budget then how can they tell you what they have that will work for you. If it is ok for you to lie to them, then it should be ok for them to lie to you, it's a 2 way street remember purchasing a vehicle has to be fair and equatable to both sides. They can not stay in business with out a profit and they can not hire good technicians and provide good service without being profitable. You wouldn't work for free and they won't either. If you don't require service or help with paperwork or someone to help you if you have a problem, then buy private sale. Now i'm not saying not to shop around or not to try to get the most for your money, but there is no need to be ignorant to others that you are trying to get help from, so try to work together to reach your final goal.

    The easiest way to negotiate a car deal is to work from the invoice. Determine what you think is a fair profit for the dealer on the truck. And to all you ';experts';, car dealers are ';for profit'; companies, if they let you ';walk'; it's because you are demanding that they sell the vehicle for less than they paid for it. So anyway, back to your deal. Offer the amount over invoice you have determined is fair and it is to be AFTER all factory incentives have been applied.





    Here's how you do it. ';Ill give you x dollars over invoice after rebates'; stick to your guns, they may whine and complain, and you may have to threaten to leave, but if they're making at least some profit, they'll take the deal.





    Of course this will backfire on you if the factory is doing an employee pricing promo, and that's the deal you should be looking for. Only the big 3 do this and if you're looking for a workhorse, stay away from Toyota and Nissan, they're not quite there yet. If you're a soccer mom, by all means get a import, chances are the company will be around to honor the warranty.
    They're desperate to sell right now, its a buyers market, so YOU hold the power here. Make sure u have a bid from a competing dealer, know what you want, be confident and show no fear. Do NOT tell him what you can afford for payments or tell him what you have to spend. Tell him what you will pay for it and if he doesnt like it, walk. And I mean WALK ! Leave your name with a phone number only and tell him if he changes his mind to call u back in 24 hours, otherwise u will buy from the other dealer. Good luck! PS, do NOT show any emotion, its a business deal. If he see's you're nervous, you give him power and an edge. Dont go bonkers over the rig either, that also gives him leverage. You gotta act like its not a big deal and u can go down the street and get ';the better deal'; :)
    Basivally even if you have to lie,( which i advise you do go around and look at other trucks but) tell them that there is another dealer (dont mention names) that is throwing in a free warantee or say that they knocked the price down 2.5k or lowered the interest rate. Then leave don't buy when they offer you a better deal say '; ill think about it'; . Come back within 3 days and say '; i talked to the other dealer and they said they can match you're price and give me free snow tires,( or a warantee or other bullshit) until they finally cant go any lower.





    trust me i know someone who lowered a truck down from 28k to 19.5k from doing this within 3 weeks.
    good lord! 29K for a truck? I would pay that for a good desiel pickup. you can find something cheaper than that. I have never paid over 7 grand for a truck. i have owned one dodge dakota, two chevy s-10, and two half tons and one 3/4 ton. I would have to say if you are not doing any offroading cut out that 4x4. if your not doing any hauling or just hauling groceries leave out the 3/4 ton you dont need it for cruising around town. now it depends on whether you want a good truck on gas go for a s-10 or ranger or something small. it still has four wheel drive and what can be called a truck. A 1/2 ton is a good choice come in different engine sizes. it will work for running around town and doing some little chores. what i would reccomend is you look elsewhere. there are plenty of good old trucks for under 10 grand that are just as good. the older trucks are tougher then these newer ones and parts can be found anywhere. I bought two trucks at a dealership and I screwed them royally. they just want to sell, sell, sell. look hard at the truck look for something wrong with it..go to your trusted mechanic if you have one and have him look at it. If you dont have one GET ONE! if he i honest with you he will find some problems. trust me the dealership will leave something that needs to be fixed later on. you want to haggle to get a cheaper price then find something cheaper. personally i wouldnt pay that much for a truck. i would find something cheaper if you want to haggle. I get trucks that last well into the 200K mark and nothing major happened to them.
    when i buy a car i sit there for ages wasting their time umm and arr about the price,


    if they wont budge on price see if you can get extras or the full thing painted in the same price,,


    either look like you cant quite afford the full price or when hes showing you what you get for your money say is that it and suggest you want the cab painting a different colour or something but only for the same price, they will crack and give you a better deal, especially if you have seen one else where at a better spec or price,


    make sure if you do see other trucks you look at what you get because a sales man will say ';well this has a more powerfull engine or is a better model'; so always have a come back to show you know what your talking about more than he does

    Go to a lot of Dealers and compare Prices Let them compete for your business. Make them squirm ,they will go bananas to sell you that truck
